Boutique Mixed-Use Development in Melbourne’s Inner North

The Brief

RCPT was engaged to oversee the delivery of a boutique mixed-use development located in Melbourne’s inner north. The project involved the construction of a five-storey building designed to provide high-quality inner-city accommodation while retaining the site’s existing heritage façade in accordance with Council heritage overlay requirements.

constraints and heritage compliance requirements.

Our Role

RCPT acted as project lead and manager, overseeing the development from the basement stage through to completion.

Our role involved coordinating all aspects of the project and ensuring alignment between design, engineering, construction and
regulatory stakeholders.

Project Timeline

The development was completed in 2024 and is located in the inner northern suburbs of Melbourne.

The project required careful staging due to the site’s location and the constraints associated with heritage protection and
neighbouring buildings.

Challenges

Delivering a multi-storey building within a dense inner-city environment presented several construction and logistical challenges.

Site constraints
The development site was positioned between two existing double-storey buildings, requiring strict compliance with protection
requirements for neighbouring structures throughout construction.
Limited site access
Construction was undertaken using full concrete construction methods, with materials and equipment required to enter and exit
the site via a laneway. This required careful planning and coordination to maintain site efficiency.
Heritage façade retention
Council heritage overlay requirements meant the existing façade needed to be retained and protected during construction. THis
required careful structural planning and close collaboration between engineers, architects and builders.

RCPT coordinated these elements throughout the construction process, ensuring compliance requirements were met while
maintaining project progress.
